HOMES by ASB does not charge any upfront listing fee or listing subscription for property owners, landlords, or builders to publish their flats, duplexes, independent homes, or plots in Ranchi.

Because publishing property listings on our core catalog is 100% Free, there are no mandatory listing recurring charges to refund. You maintain complete autonomy over your real estate posts with zero financial entrapment.

2. Listing Cancellation & Immediate Removal

Property owners can modify or terminate their listings at any time:

• Instant Deletion: If your flat has been rented, sold, or if you choose to pause your listing, you can delete or deactivate your property anytime through your account dashboard (`user.html`).
• Real-Time Sync: As soon as you delete a listing, it is instantly purged from both the public Ranchi search directory and the active inquiry queue.
• No Cancellation Penalties: There are zero cancellation charges or penalties for delisting early.

3. Walkthrough & Site Inspection Cancellations

For prospective tenants and homebuyers scheduling walkthroughs across Ranchi localities (such as Kanke Road, Morabadi, Bariatu, Lalpur, Doranda, etc.):

• Free Walkthrough Booking: Scheduling an inspection appointment on HOMES by ASB is completely free of charge.
• Cancellation Protocol: If you are unable to attend a confirmed inspection slot, we request giving at least 2 hours notice directly to the owner or via our support desk at +91 92969 775194 so the landlord can plan their schedule accordingly.

4. Optional Value-Added Field Services & Refund Terms

From time to time, owners or out-of-station NRI landlords may request specialized optional ground assistance services from our Ranchi ground team:

• Priority Expedited Physical Audit: If a landlord requests a priority field coordinator visit within 4 hours to measure carpet area and generate certified 4K media:
  • If cancelled before the field executive is dispatched: 100% full refund.
  • If cancelled after the coordinator has physically arrived at the property site: The inspection fee is non-refundable, but can be rescheduled once without additional charge.
• Notarized Rental Agreement Assistance: If digital rental drafting assistance is ordered:
  • If cancelled prior to e-stamp paper purchase: 100% refund.
  • Once non-judicial stamp papers are printed with party names: The statutory stamp duty fee is non-refundable per government treasury rules.

5. Refund Method & Turnaround Time

Where a valid refund is approved for eligible optional value-added services:

• Refunds are processed to the original payment source (UPI, Net Banking, or Debit/Credit Card) used during the transaction.
• Processing turnaround time is typically 5 to 7 business banking days.
• A formal digital confirmation receipt is dispatched to your registered email address (info@homesbyasb.com).
