Booking Policy
How reservations, digital leases, deposit payments, and move-ins are conducted across HOMES by ASB.
1. Booking Workflow & Request
Tenants can submit booking requests directly on property listing pages. A booking request reserves the home subject to owner acceptance and tenant verification.
Select desired move-in date and duration, and submit request directly to the owner.
The verified owner accepts the booking without arbitrary lifestyle discrimination.
Digital lease is finalized, token deposit is recorded, and move-in is coordinated.
2. Security Deposits & Rent Schedules
Security deposit amounts and monthly rental schedules are explicitly displayed on each property listing prior to booking confirmation.
- Clear Fee Structure: All applicable monthly rent, maintenance charges, and security deposits are explicitly stated upfront before booking.
- Transparent Deposits: Security deposits are refundable upon lease expiration in accordance with the lease terms and our refund policy.
- Direct Rent Remittance: Monthly rent is paid directly between tenant and owner via agreed banking channels or in-app payment records.
3. Digital Lease Agreement
HOMES by ASB provides automated, legally sound residential rental agreement templates incorporating our Zero-Restriction Charter clauses. Both parties review and execute the agreement prior to physical key handover.
4. Move-in Verification & Handover
On move-in day, the tenant and property owner perform a joint walk-through inspection. Tenants are advised to document any pre-existing damages or appliance conditions in writing and photographs to ensure accurate security deposit reconciliation upon lease conclusion.
5. Restriction-Free Tenancy Enforcement
Properties booked through HOMES by ASB carry a binding commitment by the owner not to impose discriminatory post-booking prohibitions. If an owner attempts to impose post-booking dietary or visitor restrictions, the tenant may report the incident to support for immediate lease review.
6. Date Modifications & Extensions
Tenancy extensions and move-in date adjustments must be agreed upon mutually between the tenant and the owner in writing through the platform.
