By accessing our website, creating an account, or listing/booking residential properties, you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy.

Eligibility: You must be at least 18 years of age and possess full legal capacity to enter into binding contracts under Indian law to use this platform.

When creating an account, you must provide accurate, current, and complete information. You are responsible for safeguarding your login credentials and for all activities occurring under your account.

You must promptly notify our team at support@homesbyasb.com if you discover any unauthorized access or breach of account security.

Property owners who submit listings warrant that they have the lawful authority and ownership/power of attorney to lease the property. Owners agree to provide truthful photos, accurate pricing, and honest amenity descriptions.

HOMES by ASB reserves the right to review, reject, or remove any property listing that fails our quality standards or violates our Zero-Restriction Charter.

Booking requests submitted through the platform connect tenants with verified properties through our ASB platform management. Security deposits and rent schedules are outlined in the booking agreement and digital lease.

All refund and cancellation rights are governed by our Cancellation & Refund Policy.

To facilitate lease preparation and maintain safety across resident communities, tenants may submit Aadhaar details and identity photos to our administrative verification system.

Verification records are processed in accordance with our Privacy Policy. Verification by HOMES by ASB represents an administrative review of submitted records and does not constitute a state-sponsored background check or police verification unless explicitly stated under applicable local tenancy guidelines.

Users must not:

• Engage in discrimination, harassment, hate speech, or moral policing against any tenant, owner, or platform representative.
• Post fraudulent listings, manipulated property photos, or inaccurate pricing.
• Circumvent platform safeguards or attempt unauthorized access to data or servers.
• Scrape, crawl, or extract listings using automated bots or data mining tools.
• Use the platform for any unlawful purpose under Indian law.

All content, trademarks, logos, UI designs, algorithms, and source code of HOMES by ASB are the exclusive intellectual property of [LEGAL_ENTITY_NAME_PLACEHOLDER] and are protected under Indian and international copyright laws.

HOMES by ASB acts as an intermediary technology platform connecting independent property owners with prospective tenants. While we facilitate verification and lease workflows, we do not own, manage, or physically inspect properties on a continuous basis.

To the maximum extent permitted by applicable law, HOMES by ASB shall not be liable for any indirect, incidental, punitive, or consequential damages arising out of property condition disputes, tenant-landlord interpersonal conflicts, or force majeure events.

We reserve the right to suspend or terminate user accounts that violate our Charter, engage in fraudulent behavior, or fail verification checks. Users may also close their account at any time via the Account Deletion Center.

These Terms shall be governed by and construed in accordance with the laws of India. Any legal dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the competent courts in Ranchi, Jharkhand, India.

We may revise these Terms periodically. Any modifications will take effect immediately upon posting. Your continued use of the platform following the posting of revised Terms constitutes your acceptance of the changes.
